R&D – Lab Space

An R&D/Lab Space building is a type of industrial building designed to be versatile, which may be used in combination with office (corporate headquarters), research and development and including but not limited to industrial uses. The building contains some type of laboratory space. This may be a “clean room” or a complete “wet lab.” A typical R&D/Lab Space building will be one to two stories with at least half of the rentable area being used as office space, have ceiling heights of 15 feet or less, and have some type of drive-in door, even though the door may be glassed in or sealed off.
